Selling Your Home

This includes redeeming your existing mortgage (and Help to Buy Loan where applicable), issuing a Draft Contract Pack to the Buyer's Conveyancer, dealing with enquiries and exchange and completion of your sale. 

Equity Release / Lifetime Mortgages

A Lifetime Mortgage does require a specialist Conveyancer and face to face, or Zoom meeting, to ensure you are thoroughly advised of the lender's terms and conditions and your obligations going forward.  

Remortgages (and Transfers)

A remortgage is where you pay off your existing mortgage loan and take out a new loan with another lender.  This is often done to clear debts or raise monies for home improvements.  Where the names change on the mortgage and deeds this involves a Transfer also. 

Buying Your Home

This includes reviewing the Draft Contract Pack from the Seller's Conveyancer, obtaining Searches, reviewing your mortgage offer, raising title enquiries & reporting to you before exchange & completion

Shared Ownership

Again this is best dealt with an experienced specialist otherwise delays are likely.  This is a complex area.  With shared ownership there are more parties involved so things will take longer than other transactions. 

Auction Purchases

It is vital that your Conveyancer reviews the Auction Pack as soon as possible before the auction so they may fully advise you.  There could be title issues revealed which may cause problems on re-sale or remortgage.   Property value could be affected.
